Q: What do I need a building permit for?
A: A building permit is required for: a) any structure measuring more than 100 square feet or b) a deck that is either higher than 2 feet from the ground or is attached to a building. A permit may also be required for some renovations and additions - contact the Chief Building Official for more information. In addition, permits are required for demolitions, garages, accessory buildings, pools and the installation of a wood stove or outdoor furnace.
 
Q: Where can I get a building permit?
A: Building permits are issued by the Chief Building Official, Jim Hunter. Building permit application forms are available in PDF format in the Building section of the website or may be picked up from the Township Office. The application needs to be filled out and submitted to the CBO for approval.
 
Q: Can I sever my property?
A: Severances in Montague Township are governed by the Lanark County Land Division Committee. Applications can be picked up at the Township Office, but need to be submitted to the Land Division Committee in Perth. Basic requirements for severance are that a property must be 1 acre with 46m of frontage on a road for residential use on a rural zoned property and 2 hectares for all other permitted uses on a rural zoned property. Other zones may have other requirements. In addition, the Official Plan for the Township of Montague states that there can be a maximum of three severances from a property without a plan of subdivision. If you wish to make preliminary inquiries into the likelihood of having a successful severance, please contact the Chief Building Official or C.A.O.
 
Q: Do I need a permit for a pool?
A: Pools capable of holding water at a depth of 29 1/2 inches or more require a fence and a permit. Permit applications can be picked up at the Township Office or downloaded from the Building section of the website.
 
Q: What is the minimum lot size required to put up a building?
A: There is no specific lot size required, however, all buildings must meet the requirements of the Zoning By-law for issues such as setbacks and frontage and, if the building requires a septic tank, approval must be gained from the health unit.
