**WHAT YOU SHOULD KNOW ABOUT YOUR PROPERTY TAXES **

Your property taxes are calculated by multiplying the assessed value of your property with the combined municipal and education rates.  Property assessments are conducted by MPAC.  This year is the first year of the four-year phase-in of property assessment increases based on the valuation date of January 01, 2016. An increase in your assessment may cause an increase in your property tax. The deadline for Requests for Reconsideration of Assessment is March 31 each year.  You may contact MPAC at 1-866-296-6722, or visit their website at www.mpac.ca.

Montague Township sends two tax bills a year to its residents. The interim billing is mailed at the beginning of March and is half of the prior year’s final tax amount.  There are two installment dates with this billing—one due by the last business day of March and the second due by the last business day of June.  The final billing reflects any changes in your assessment and the tax rate. This billing is mailed out the first week of August and also has two installment dates— the last business days of August and October.

Tax bills are sent to all property owners, regardless of how the taxes are paid.

Tax bills may be paid at most chartered banks, by mail, by telephone/Internet banking.  Payments can also be made in person at the Township Office by cash, Interac or cheque - no credit cards. A drop box is located at the main door for those who cannot make it to the office during regular hours - please do not leave cash.

When paying your tax bill by Internet or telephone banking, you must use an eight-digit portion of your 19-digit roll number located at the top left-hand corner of your tax bill.  Please use the following EXAMPLE to guide you: 0901 000 (_ _ _  _ _ _ _ _) 0000 . All eight digits located in the brackets must be used in order to ensure that your account will be properly credited.

Unless paying in person, allow 3-5 business days for your payment to reach us.

FINAL TAX NOTICES: PLEASE ENSURE THAT YOU RETAIN YOUR 2017 FINAL TAX NOTICE FOR INCOME TAX PURPOSES, IF REQUIRED.  SHOULD YOU REQUIRE A REPRINT OF THE TAX NOTICE,  A $15 CHARGE WILL APPLY. WE DO NOT PROVIDE CONFIRMATION BY TELEPHONE.

IMPORTANT!! PLEASE READ

Contact Township office if you don't receive your notice by August 15, 2017.  Failure to receive a tax bill will not invalidate penalty and interest charges.

It is very important that you remit your tax bill stubs with your payments or indicate your tax roll number on your cheque.

If you are paying more than one account, please indicate exactly how much you wish to have credited to each account. 

Change of Address:  Montague Township mails all tax notices to the last known address provided by the property owner.  It is the responsibility of the owner to provide the Township with any change to their mailing address.

DOG LICENCES / KENNEL LICENCES:  PLEASE ENSURE THAT YOU GO TO THE MUNICIPAL OFFICE TO PAY FOR DOG LICENCES / KENNEL LICENCES.  THESE LICENCES WILL NO LONGER BE ADDED TO TAX ACCOUNTS.

TAX SALES LEGISLATION CHANGE

Our Provincial Government has made a few changes to the Municipal Act.

One change was to reduce the length of time that taxes are in arrears before proceeding with the tax sale process. Currently, tax sale procedures can be undertaken if taxes have been in arrears for three years.  Effective May 30, 2017, if property taxes are 2 years in arrears, tax sale procedures can proceed.

Montague will begin following this new time line starting January 1, 2018.
